STRUCTURAL WOOD

All lumber members shall be accurately and substantially fitted together and the whole structure will be well braced. The size and spacing of lumber, unless otherwise specified or shown on drawings, shall be in accordance with the following schedule and conforming to the requirements of the local building code:

  •                   Sills on masonry                     2 X 8 P.T.
  •                   Plates and frame walls            2 X 6
  •                   Studs for interior partitions     2 X 4

Furnish and install ½” plywood sheathing on the roof.  Nail spacing to be approximately 8” on center

All sidewalls shall be sheathed with ½” plywood sheathing.  Nail spacing shall be approximately 8” on center.  All exposed exterior trim and woodwork including facials, soffits and all other woodwork on the entire exterior wall to be pine

Install ” T&G plywood sub-flooring throughout the first and second floor, nailed and glued approximately 8” on center over all floor joists

ROOFING AND SIDING

  • GAF Timberline 40-year shingles
  • Four on four deluxe vinyl siding

WINDOWS AND DOORS

  • Furnish and install single front entry steel insulated door
  • Set stock vinyl basement sash as indicated on plans, complete with hardware
  • Furnish and install windows as per plans
  • Furnish and install overhead garage door
  • Furnish and install interior doors, double roman or similar style

LANDSCAPING

  • Disturbed areas will be graded, seeded and hayed
  • Single car, asphalt driveway

SHEETROCK AND INSULATION    

½” sheetrock on all walls and ceilings of rooms and closets 

Single layer of fire code 5/8” sheetrock on walls and ceilings in the garage Sheetrock to be nailed and screwed, all joints will be taped, spackled and sanded as per manufacturers recommendations. All living areas to be given 3 coats of spackle, non-living areas will be given 2 coats

  • Furnish and install 5-1/2” R-19 fiberglass insulation in all frame side walls
  • Furnish and install 12” R-38 fiberglass insulation in all flat ceilings with 2” X 10” ceiling beams

FLOORING AND MILLWORK

  • Composite hardwood flooring in the living room, dining room and entrance
  • Single coated wire shelf and rod in all closets
  • All interior trim throughout shall be finger joint 3-1/2” colonial and all window     and door casings shall match.  Base moldings to be 4”
  • Upper floor, basement and all stairs will be carpeted

HARDWARE

Furnish and install interior locks (front door shall be Schlage hardware)

PAINT                             

Ceilings and walls throughout the house will be given two coats of paint, one primer coat and one finish coat of latex flat paint. Window trim and interior doors will be given one primer coat and one finish coat of semi-gloss paint

Additional colors, special mix colors and detailing in rooms shall be at an additional charge. Builder will not be responsible for shade variations on paint  touch ups.

KITCHEN CABINETS, VANITIES AND APPLIANCES

Counter tops in the kitchen and bathrooms will be granite, standard selection by builder and standard radius finish with 4” granite backsplash in the kitchen

Appliances will be provided as follows: Stainless steel GE/LG or similar brand: 

  • Oven/Range                 Refrigerator
  • Microwave                   Dishwasher

TILE

Tile in all bathrooms will encase shower walls and cover floors.

PLUMBING

  • Run all necessary piping, including hot and cold water service, soil lines and vents to insure proper functioning of all fixtures throughout
  • All underground drains and above ground interior drains shall be of ABS plastic  Pipes to be properly graded, trapped and to have as much fall as reasonably possible
  • Run plastic pipe vent lines to all fixtures with necessary fittings and branches
  • All piping for hot and cold water supply shall be of PECS
  • Furnish and install copper water service from the street to the house
  • All plumbing fixtures will be Kohler or equivalent brand
  • Furnish and install one (1) 50 gallon water heater
  • Furnish and install one (1) utility cold water faucet 
  • Furnish and install hot and cold water and drain for washing machine;  gas line and vent for dryer (washer and dryer not included)
  • Furnish and install ¼” water line for ice maker in freezer

CENTRAL AIR CONDITIONING

Trane or equivalent 2.5 or 3 ton unit single zone package.  The duct work shall be properly laid out and sized for air conditioning and the entire system shall be properly balanced

ELECTRICAL

  • Install 100-amp electrical service
  • All electrical wiring is to be done in Romex cable
  • Furnish and install 110 volt electrical outlets to code
  • Ceiling fan boxes will be installed in each of the bedrooms (fans not included)
  • All interior electrical switches will be Decora-style
  • Electrical lighting to be furnished and installed as per plans 
  • GFI and Arcfault outlets as per code

STAIRS AND RAILINGS

  • The main stairs will have oak stringers and pine risers
  • The main stairs will have oak railing
  • Lower level stairs to the basement will be pine stringers and pine risers

 UTILITIES        

Town sewer, water and gas;  all underground utilities

MISCELLANEOUS  

  • Furnish and install four (4) jacks for Internet/ TV
  • An 80 square foot cement patio will be installed in the back of the house
